CREATIVE FLOOR PLAN CHANGES FOR PRE-SELLING CONDOS
96
unit mid-rise community
Vienna, Virginia
Problem: While pre-selling condominiums, there were several requests
for large three bedroom units.
Solution: Quickly modified the plan and combined two of the two bedroom
floor plans on the top floor of each of the three buildings to achieve a
2600 square foot penthouse unit. Each sold for $350,000 to $425,000, exceeding
the profitability of the original six condominiums.
Problem: A certain two-bedroom floor plan was not selling.
Solution: Analyzed the price, size and location in buildings and redesigned the entry of the problem unit. Customers were shown preliminary sketches of the new plan and begin buying immediately after the changes were made.
