Problem: Construction delays caused higher carrying costs. Needed $2.10 per square foot rents to preserve proforma.
Solution: Units were walked during construction and priced individually. An interactive program was used to show and pre-lease each unit. Created comprehensive resident services program to validate luxury pricing (continental breakfast, Washington Post delivery, 24-hour front desk attendant, concierge services, laundry valet service, fitness attendant, personal training, package delivery and planned activities). Units rented for $2.22 per square foot, the highest rates in Washington, DC.
