Problem: Required Affordable Dwelling
Units were proffered to be in the for-sale units, eroding project profitability.
Solution: Aggressively sought and received
approval for all ADUs to be moved to the apartment units.
Problem: County wanted all ADUs delivered prior to the delivery of the first for-sale housing.
Solution: Coordinated with apartment Project Manager to deliver 50% of the ADUs with the first building and obtained a waiver to allow a percentage of the for-sale units to be delivered at the same time.
Problem: The apartment plans submitted with the development plan had not maximized the units per acre.
Solution: After the initial approval of the development plan, obtained an amendment to permit an additional 12 apartment units.
